NRA Requirement in Spain Starting July 2025: What You Need to Know

What is the NRA and why is it mandatory?

Starting July 1, 2025, all properties intended for short- and mid-term rentals in Spain must have a Rental Registration Number (NRA – Número de Registro de Alquiler).

‍

This applies not only to tourist properties but also to those rented by the month—even if they do not have a tourist license.

‍

This requirement is part of Royal Decree 1312/2024, published in December 2024, which established a Central Registry for Short-Term Rentals and a Digital One-Stop Shop for its management. The goal is to ensure transparency, tax compliance, and urban planning control.

‍

Additionally, this change aligns with EU Regulation 2024/1028, which obliges member states to implement a unified rental registry system. From July 2025, digital platforms will be required to remove any listings that do not visibly include the NRA.

‍

Who is required to register?

‍

  • Property owners renting for short or mid-term stays
  • Property managers or rental companies listing on platforms such as Airbnb, Booking, Idealista, etc.
  • Both tourist and non-tourist properties
  • Homes rented by the month or week

‍

What happens if I don’t have an NRA?

‍

Without this number, you will not be able to advertise or manage bookings on digital platforms. You may also face administrative penalties for failing to comply with national regulations.

‍

How can I register for an NRA?

‍

You have two options:

‍

  • A “nota simple” that includes the Unique Property Registration Code (CRU) and the cadastral reference

Option 2: Do it yourself

You can complete the process in person or online. Below are the steps for both methods:

In-person process

‍

  1. Visit the Land Registry Office corresponding to your property
  1. Submit the official form (you can download it HERE)
  1. Bring all required documents

Online process

‍

Requirements:

‍

  • Autofirma application installed on your computer
  • A valid digital certificate
  • Be registered as a subscriber on the Land Registry's electronic portal

Step-by-step procedure:

  1. Go to: https://sede.registradores.org/sede/sede-corpme-web/home
  1. Navigate to:
    Quick services → “Rental registration number”
  1. Log in with your subscriber credentials and complete the following fields:
  • Where do you want to submit the document?
    → Land Registry
  • What do you want to do?
    → New submission
  • What do you want to submit?
    → Private document
  • Type of operation
    → Assignment of rental registration number for short-term rentals
  • Destination registry
    → Select the office for your property
  • Submission date
    → Use the current date
  • Document details
    → You can write: “Apartment on Calle Sol”
  • Registered property
    → Mark “yes” and paste the CRU
  • Attach these documents:
  • Completed form ([download here])
  • Authorization form (if applicable)
  1. Complete the billing information
  1. Sign and send the files using Autofirma

What happens next? You’ll receive a provisional registration number via email within minutes.
