What is the NRA and why is it mandatory?

‍

Starting July 1, 2025, all properties intended for short- and mid-term rentals in Spain must have a Rental Registration Number (NRA – Número de Registro de Alquiler).

‍

This applies not only to tourist properties but also to those rented by the month—even if they do not have a tourist license.

‍

This requirement is part of Royal Decree 1312/2024, published in December 2024, which established a Central Registry for Short-Term Rentals and a Digital One-Stop Shop for its management. The goal is to ensure transparency, tax compliance, and urban planning control.

‍

Additionally, this change aligns with EU Regulation 2024/1028, which obliges member states to implement a unified rental registry system. From July 2025, digital platforms will be required to remove any listings that do not visibly include the NRA.

‍

Who is required to register?

‍

  • Property owners renting for short or mid-term stays
  • Property managers or rental companies listing on platforms such as Airbnb, Booking, Idealista, etc.
  • Both tourist and non-tourist properties
  • Homes rented by the month or week

‍

What happens if I don’t have an NRA?

‍

Without this number, you will not be able to advertise or manage bookings on digital platforms. You may also face administrative penalties for failing to comply with national regulations.

‍

How can I register for an NRA?

‍

You have two options:

‍

  1. Let Lodgerin handle it for you ‍
  2. Do the process yourself

‍

Option 1: Lodgerin handles the process for you

‍

To avoid complications, Lodgerin can complete the entire process on your behalf.

‍
To proceed, you’ll need to provide:

‍

  • A “nota simple” that includes the Unique Property Registration Code (CRU) and the cadastral reference or, alternatively: the property deeds, to obtain the parcel number, section, and registry office
  • A signed authorization form, which will be sent via email

‍

Once these documents are received, Lodgerin will submit the application and obtain your Rental Registration Number (NRA) quickly and securely.

‍

Option 2: Do it yourself

‍

You can complete the process in person or online. Below are the steps for both methods:

‍

In-person process
